Does anyone know of a lender who wouldnt require half down for a commercial mortgage loan? Yep. Lots of 'em. 50% downpayment would only usually be required if the property can't cashflow above that mark, or if you have really crappy personal credit, or the property is in bad shape or has potential environmental issues (e.g. gas station). Without knowing why they want 50% downpayments, I can't make any direct recommendations though.
