whats the best place to get one? my bank isn't really an option..

credit unions have good rates. like anything else there isn't a best one. you have to some some research and make sure not to pay origination, application, or apprasial fees, that is how they get you. those fees should be waived

Many banks are the best source. If you use a broker you will have to pay their fees. Try local credit unions and smaller community banks.

Make sure you have enough equity, that your credit score is good and that you you will be able to repay the debt!
