Hi If you just want HELOC then try schwab bank. If you want to refi 1st with cash out, which would be less than a HELOC. Most 2nd or Heloc will have a higher payment than the refi even if you have a great rate now. Even if you only need the money for short time. You should invest for emergency time. Most people don't think about it; they get laid off or lose their job. So when this happens they have nothing to help them to make the payments. It all depends on what YOU mean by fair credit. If your credit is below 580 you are better off with a mortgage broker. This is because they have access to programs and lenders not available through independent borrower channels. If not you will have to do some shopping of your own.

Yes I am a mortgage broker. No, I am not trying to sucker you in. The fact is, the lower your score, the harder it will be for YOU to find a good loan. Take some time on the web and SEARCH. Visit the banks' websites and see what they have to offer. They don't tell you ALOT but if you give them a call they do have staff that can help walk you through the process. Bank of America and Citifinancial are good places to start. Also try talking to your original (mortgage) bank if you still have a 1st or try your credit union. Your own bank usually gives an incentive for coming to them. Compare rates. As I tell everyone: Don't sign anything you don't understand! Asking questions will not kill you and it is the lender's/broker's/salesperson'... whoever's responsiblity to help make sure you understand.
