Apartment Lease and your credit report?



When you lease an apartment does it actually go on your credit report? Or would it only go on your credit if you default payment?

Only if you default. I have worked in this industry for a while and recommend that you do not default. some one said that it will be a civil matter, but you will also go into collections and that will show on your report. Also if your community used a screaming agency (Safe Rent. Resident Data Ect.) then it is likely that that you will be added to a data base like SkipWatch.(database of people who own another community monies, or utility co. money) which may make you not get the apartment or home that you want in the future.
Only if you default on it. Otherwise it will not show up. And even if you default on it, it may just be a civil matter which is handle in court and not through credit reporting. It all depends on how your apartment complex handles it. Typically the larger the complex the more likely it would be to show up on your credit report if there was a problem. But many private landlords dont even check credit or report credit.

Yes, the credit inquiry will show up. But its very miniscule and wont effect your score much if anything.
The credit inquiry will show up on your credit report. Anyone who runs a credit inquiry shows up on your credit report. Too many inquiries does lower your credit score. So only allow your credit to be run if you're sure you want the place.
