Can I get a 100% loan with a 684 credit score? If you are speaking about a mortgage, the answer is yes, as long as you are doing what's known as a full document loan, meaning you provide all your income documents to prove that you can make the payments. If you can provide proof of ability to pay the mortgage, your credit rating already says you have the willingness through the score being higher than average. Therefore, you should have no problem getting either a 100% one loan mortgage or a 80% first combined with a 20% second so that you won't have to pay pmi, (private mortgage insurance). When I got my first mortgage 2 years ago, my credit score was in the mid 600's and I financed 100% of the purchase price. Of course, your credit score is not the only thing the lender looks at. They look at your debt to income (DTI) ratio and carefully look at your credit report. I didn't finance the whole amount in one loan, though. I ended up doing 2 loans, one for 80% and the other for 20% so that I didn't have to pay mortgage insurance. Personal experience. Yes. If you go sub-prime you can go 100% LTV. If you go conventional, you will most likely be looking at a combo loan. Such as an 80/20 or a 75/25.
