I need Homeowner Insurance, for a 4 unit property, Know anyone? |
Hi I have a Quad (4 unit) property thats a rental in Florida, anyone know of any insurance company that will cover it, it is built in 1983..... Many thanks!!!! If you not live in there, you will have a dwelling insurance. If you live in one of those property, you may get the homeowner policy. Check this site; http://www.insureme.com/landing.aspx?ref... Friend of mine got a better rate from this. He told me that he saved about 35% premium. Most likely any insurance company that sells home owners insurance would be willing to quote you on a policy. Personally, I use a local insurance broker - someone who can do the legwork for me and get me multiple quotes from different companies so I can select the best offer. Contact your local Chamber of Commerce to see if they have a membership directory that you can use to get contact information for local insurance brokers. Good luck. Just about any insurance company that sells commercial insurance. You are actually looking for the wrong kind of insurance. You don't need homeowner's insurance unless you are going to live in one of the units. You actually need commercial insurance for a residential property. You don't need to insure anything for your renters...they're on their own to get rental insurance. You need property insurance (good luck getting a good rate on that in Florida!) and a lot of liability insurance. Because you are in Florida, your insurance coverage for wind and water will have to come from different sources than the property insurance. You'll need Flood Insurance from FEMA and windstorm coverage from the Florida high risk pool. Honey, it's not homeowners unless it's your primary residence. You're looking for a commercial property coverage, and it's going to be VERY difficult to get in Florida. Expect to pay 1% of the REPLACEMENT value (not market value!) for the property, excluding wind & flood. Expect to pay $750 per unit for liability.
