Homeowner insurance cost in Florida? |
i know that homeowner insurance is high in Florida. but how high is it? What would someone pay for a 3bdr home in jacksonville? i am thinking of relocating to florida from Illinois. How bad do the hurricanes get in the Jacksonville area? Well Jacksonville is close enough to the coast to get slammed pretty hard so if you live there you are going to be in among the highest risk category. Let's put it this way...the coverage is so pricey in Florida...that if you can get standard homeowner's insurance coverage...you will be lucky if it is under $1500 per year and that won't cover wind damage or flood damage. Wind coverage has to be purchased from the state high risk pool and you are looking at several thousand dollars. Flood coverage comes from FEMA and in that area will likely also be a few thousand dollars. The flood coverage is capped at $250,000. So if the home it destroyed by storm surge from a hurricane, neither the HO policy or the wind policy is going to pay out. The flood policy will pay out the max of $250,000 (which will go straight to the mortgagor) and if you owe more than that on the mortgage, not only will you no longer have a house, but you will still owe the balance of the mortgage on the house that no longer exists. Pretty grim stuff, but you can thank $60-billion in hurricane losses in the last 12 months for that. What you really need to do is call a Florida agent there, and ask for a quote. You'll probably need TWO or THREE policies - one homeowners, excluding flood and wind, one wind, and one flood. I'd guestimate that your total insurance cost is going to run around $4,000 a year if you're within 20 miles of the coast, for a modest (1500 square feet, $150,000) home. |
