Loan officers have certain guidelines they need to adhere to when qualifying a client for a loan. If the prospective client does not meet the guidelines for the loans a loan officer has available, they cannot take the client. Unfortunately, not everyone is able to qualify for a mortgage.

Being picky, in my opinion, is having the confidence and thorough knoweldge about their available products/programs.

Loan Officers would not want to waste a borrower's time should the scenarios do not fit their guidelines/program matrix.

Neither does the L.O. want to waste his/her time on loans that may end up turning sideways perhaps cancel.
