Normally this would be decided by the mortgage company but just for my own sanity I would want the inspection so I was fully aware of what I am getting myself into. Remember that when the time comes for you to sell you will be responsible for the repairs (unless negotiated).

Do yourself a favor, get the inspection even if the mortgage company doesn't ask for it. Better Safe than sorry
I didn't think that mortgages these days were "assumable"....Are you sure you can legally do this?
