Do you think that all the rental property should have earthquake insurance because if one tenant got killed...



...due to the earthquake the landlord would be totally screwed, right?

landlords are not responsible for rental insurance, property damage insurance....only insurance for the building itself. if your neighbor loses his stuff due to an earthquake, hurricane, flood, fire, etc. it is his or her problem. now, your landlord's insurance will cover his property if it is damaged, or he might be insured if anyone is hurt in his property.....that's pretty standard.

also, he is not liable if a tenant is killed due to an earthquake as it is an act of God (stipulations). go to state farm insurance site and check it out.

also, read the lease and it will have everything that has to do with the liabilities a landlord has and what he is not liable for. you can make sure they are totally protected even if someone gets shot and killed in one of his units.
i don't think so. an earthquake is an act of God only if the rental property is not up to par
