Can I fight a property tax assessment? How? Do I have a chance of winning? |
I live in Illinois. My property tax assessment went up 9.3% this year. I know the market is down. Is there any way for me to fight this? Do I even have a chance to lower it, or is it a futile effort. You always have a chance to fight and lower it. Contact your town/city assessors office and find out what the appeal procedure is. You might end up having to come up with other properties that are comparable to yours and that have gone in assessment value to make a case. If you have a recent, certified appraisal for less than the assessed value, you may be able to present it to the taxing authority. Other than that, it would be futile. Yes you can appeal a property tax assessment. The likelihood of prevailing depends on the reason for the increase. If you added a room on your house that increased the living area by 9.3% you don't have a chance. If the increase is based on a shift in the FMV and you have evidence that the FMV(based on recent sales) have gone down you have a really good chance. You should contact the assessors office in your county to learn about the process. Normally they will have a web site that is helpful. Assessments do not and should not vary with the market or I'm going to look for a job as an assessor because I will be busy all day, every day. They are usually tied to a baseline figure for a standard property and everyone's should change at about the same time. I yours was the only one around that went up, you should have reason to fight it. If everyone's went up about that same percentage, you are probably dead in the water. If everyone's went up, the increased assessment will make no difference in your tax bill, by the way. The notice of the assessment usually tells you how you can appeal it. Or call your county assessor's office, they can tell you. Yes, it is possible to get the assessment lowered by an appeal - not 100% chance, but not remote by any means. |
