In VA, can a apartment REQUIRE you to get renter's insurance to renew your lease? Absolutely. The good news is that renter's insurance is dirt cheap compared to most other forms of insurance. I've seen people lose everything they have due to a house fire or flood and it's a tragedy when they could have had insurance for as little as $10-$15 a month. It can pay for things you wouldn't think about, like temporary lodging too. Certainly the landlord benefits when you have some liability protection, but you're the big winner if something ever damages or destroys your household goods. Except in cases of gross negligence or willful misconduct, the landlord generally is not responsible for any of your losses. Source(s): 22 yr Property Manager They make the rules, so yes, if you want to live there--your choice, get the insurance or don't live there, as I see it. It can be required anywhere. I currently rent in Indiana and it was required by the landlord. It's the landlord's choice of who lives on their property and they can have certain stipulations unless they disqualify you because of race, creed, etc... This is completely legal and trust me it's a good idea to have it anyway. They could also diqualify someone for being a hillbilly if they wanted. If they don't believe someone would take care of their property they can disclude you. Plus, if there is a fire and the tenant's stuff is destroyed and they don't have insurance, the tenant could sue the landlord. If the tenant has renter's insurance then they can't sue, so it's also protection for the landlord. Just buy the insurance and don't get cheap on this. It protects you and your landlord and it doesn't cost much. |
